IMPORTANT TAX COLLECTION NOTE FOR 2026
The new year will bring changes to how the Town of McCandless collects taxes.
Our Tax Administrator, Judy Wagner, has made the decision to retire during the first quarter of 2026 after several years of service to the Town and a decades-long career in accounting and tax service. Additionally, our most recent part-time Tax Associate has obtained his CPA and has moved on to bigger and better things.
With these changes, the collection of all Town Real Estate Taxes will be delegated to Jordan Tax Service, and the collection of Business Privilege Tax will be delegated to Keystone Collections Group, who will continue to collect Earned Income Tax and Local Services Tax for the Town.
All tax rates and deadlines remain the same in 2026. In-person payments of real estate taxes will take place at Town Hall by employees of Jordan Tax Service on specific dates that will be announced in your tax mailer.
Real Estate Tax: Billed annually starting July 1. Discount payment deadline is August 31. Face deadline is November 2. Penalty deadline is December 31. This year there will be two separate tax invoices in the tax mailer you receive – one payable to the Town of McCandless, and one payable to the North Allegheny School District.
Earned Income Tax: Paid quarterly unless withheld by your employer. Final tax returns are due by April 15.
Local Services Tax: Paid quarterly unless withheld by your employer.
Business Privilege Tax: Payment is due May 15.

Overview
The Town of McCandless collects the real estate tax for both the Town and the North Allegheny School District for all properties located within the confines of the Town. The tax is calculated by multiplying the tax rate by the assessed value of your home or property.
The Town millage rate for 2026 is 1.236 mills (January 1, 2026, to December 31, 2026). The North Allegheny School District millage rate is 19.74 mills ($1,974.00 per $100,000 of assessed value) for the 2025 to 2026 school year (July 1, 2025, to June 30, 2026). It is important that you pay your tax by the due dates even if you have filed an appeal with Allegheny County. Once a deadline passes the higher amount must be paid even if you win your appeal Real estate taxes unpaid after December 31st are delinquent and may result in a lien being placed against your property.
Both the North Allegheny School District and the Town of McCandless have established an optional installment payment plan that consists of 3 equal payments.
- The plan is open to taxpayers that have been granted a homestead/farmstead exclusion. To check the status/eligibility of your property or to apply for the homestead/farmstead exclusion contact the Allegheny County Office of Property Assessments. Commercial properties do not qualify for a homestead/farmstead exclusion and therefore do not qualify for the installment payment plan.
- To choose the payment plan option simply pay the first installment amount on or before the due date of August 31st.
- Once you have made a timely first payment you will be sent two additional billing notices with the due dates of October 31st and December 31st. Payments received after these due dates are subject to a 10% penalty. If a single installment payment is more than 10 days late or if both installments are late for any period of time, then you are ineligible for the installment plan the following year.
- Please note that installment payments cannot be made online.
Taxpayers that have applied and been approved for the Allegheny County Act 77 Senior Citizen Tax Relief Discount will also receive a 30% discount on the Town of McCandless portion of their real estate tax bill.
